Increasing Your Chances for a Lease in North Orange County

Most folks know that the price of homes in Orange County has increased substantially in the past few years but people looking to lease may also be in for a bit of a shock. The cost to live in Orange County is  up all around  and inventory for good homes and condos is more scarce than ever.  Because of this, we have been flooded with calls for help in finding a decent home to lease. This prompted me to post the advice I typically give or email anyone that is looking to lease a home. Some may or may not help but I figure if you are reading this, you are probably looking for help and it can’t hurt to try.

Applying to rent a home is much like applying for a job. There are often many applicants for the best ones and setting yourself apart from the crowd can really help your chances in securing a North orange County home to lease.

Many home owners don’t enlist the help of a Realtor® when renting out their home and go it alone so some options to find a home in Fullerton or North Orange County are:

  • Craig’s List *
  • *
  • *
  • Ask Friends  – If they live in an area you like, ask them if they know of anything coming up
  • Driving through the neighborhoods to look for signs –Often times, driving the neighborhood can be a good bet because you may find someone that simply put a sign in the yard and no other advertising.  In sought after areas, an owner or landlord might not have to do more than that.

*With any online source, be leery of anything that sounds too good to be true or the seller is “out of the area” and wants you to send money for keys, etc… Trust your gut here.

So, once you find the

perfect place, how do you set yourself apart from the other applicants? If the property is a good one, there will likely be many applicants. Some things that might help are:

–          A nice “resume” type letter

–          Have your credit report ready to go (you can order online)

–          Meet the Owner/Manager in person if possible

–          Make sure your car is clean if you do (they may notice the car you pull up in)

–          Make sure your current residence is tidy on the exterior (they sometimes drive by)

Overcoming Obstacles – Don’t forget that you may be compared to other applicants as far as credit, job history, income, etc…. and sometimes we have obstacles that other applicants might not.  Some might include:

  • Pets – If you have a pet, consider a pet resume speaking to how great your pet is
  • Credit Issues – Potential landlords are going to see your credit so having a cover letter to explain the circumstances that led to your situation (injury, job loss, etc…)

Get creative in your approach.  If you treat it like a job interview, it may help you stand out in a sea of rental seekers.

So what happens if you are out of the area and are looking for a rental via the internet?  That can be tough but there are some things you can do to check out the area:

  • Check the school ratings Great Schools
  • Call the local police department with neighborhoods or addresses and ask about crime statistics
